Past Projects

Every house has one. A room that made sense when you moved in and doesn't anymore. In this case it was a home office: a wall of built-in shelving, a desk, and not much reason to walk in there. What the client actually needed was a place to put guests.
They'd already been working through ideas with their contractor, and the two of them brought me in for a consultation. We had a computer rendering to work from, and I added my own input on the build details before anything got cut. The ...

The satisfaction from having all of the major things on your to do list done is overwhelming. Our clients can now enjoy relaxing at their retreat with a pool party.
After meeting and listening to want my client wanted done with his old pool surroundings; his wife came outside, introduced herself and said that she would like the next fence to come to a certain point and height, shook my hand and walked back inside.
Well, that was the green light and he was sure to point out that he ...

I walked through the home with the project manager to understand their needs. Once again, the to do list begins. The list;
Initial meeting; fill in stain on front upper & lower facade ; replace front wall corner trim; cut/reinstall front downspouts x 2; front 4 column base detail install; remove/paint/reinstall living room registers & lights; trim around dryer vent & paint; install clothes bar in laundry room; redesign tile area around dog access battery cover plate; install ...

The next phase of property maintenance for our client was to address the significant foundation, rot and lack of gutter system on their beautiful home. The home was lacking a gutter system. Over time it eventually shifted the piers under the deck from soil movement. After years of the moisture dripping off the roof, destroying the deck, it was time to replace it.
Additional piers were added to support the weight of the back deck. All of the rotted joist and deck were upgraded. It was ...

It is never easy to match up existing tiles in a shower. Get ready to spend 3 hour round trips in both directions (that's just to get there. The home owners were concerned that the existing wood trim in the big shower window might be a concern. Well, it is. When the trim was removed there were signs of a mold like condition behind it. I recommend making sure you can source the materials before you decide to change the surroundings. You will spend more time driving and driving and driving ...

Her dining area bay window near the pool deck showed signs of leaking and in need of being repaired. After pulling off the deteriorated wainscoting, molded drywall and insulation. The windowsill was rotted out and signs of active termites on the moldings & adjacent framing were present. The rot was removed and the framing sprayed with termite chemicals.
All the framing, insulation, drywall and molding were replaced on the inside. Now it was time to repair the cause of the ...

My clients enjoy it when we walk the property and my background in home inspections once again is put to the test.
Understanding my clients needs and wants is always changing. This is their story.

My client has recently finished a new build with multiple issues. A window that was not closing properly was one of her concerns. The contractor sent a guy out to remove and reinstall it. Strike two, it still did not close.
I was contracted to do the repairs. The wall was out of plumb 3/4" and the window was installed with a bow in it. The casing was removed and revealed that only half of the window flange was actually resting on framing and had fasteners. All of the necessary repairs ...

The client had their house updated with new dual pane windows and Hardie board siding. All the windows were installed incorrectly. They want all the windows removed and reinstalled correctly along with repair/replace siding concerns.

I explained to him that some 6x6 engineered post are hollow on the inside. Once the fasteners start to get loose and the caulking separates, the water intrusion goes into the fastener hole and acts as a funnel. All that water goes to the inside of the post and that's when the rotting begins. Well, this post happened to be surrounded by the grilling cabinetry.
I built my company model on taking care of your property needs: big or small. I enjoy getting to do something different every ...

After we had addressed a big to do list for our client she was hesitant to show us the bathroom vanity. She had recently purchased this home from someone who had work done from out of town contractors.
Yet again, the new owner has bought a situation. When I touched the pipe where it connected the wall, it literally fell off.
Obviously, with signs of water damage, we need to get this done as well.
We removed the recently installed vanity, demoed the wall and upgraded the drainage ...

This bathroom was in this condition for about 10 months before we took over the stalled project. It was a water leak scenario with insurance covering the repairs. The previous contractor was not insured and therefore the insurance underwriter would not make payment.
The subfloor was reinforced , insulated and sealed. All the plumbing lines had additional shutoff valves installed with access panels. The wiring was corrected with new outlets, switches and new fixtures. With new lower ...

This beautiful Victorian house was having a bad day. The water damage in the dining area ceiling was caused by the improper installation of new windows. The trim was removed and the necessary repairs and upgrades were made.
During the repair, signs of improper drainage was noted and discussed with the owner. The next phase was to upgrade with new gutters in the front of the house and a 6" drainage system to the back of the house. The back yard was then graded to have the water ...

To do list- DONE!Client expressed that the open loft was too hot and wanted a new ceiling fan installed. Upon further review, I noticed the outlet needed to be sealed from all the hot air coming in from the attic. Also, the window frame had rotted away letting in hot air and so we decided to foam and tape it until a new window will be installed. They also had an entry door that needed to be cut down so it could operate efficiently. We finished the list with reattaching an old crawl space ...
