Her dining area bay window near the pool deck showed signs of leaking and in need of being repaired. After pulling off the deteriorated wainscoting, molded drywall and insulation. The windowsill was rotted out and signs of active termites on the moldings & adjacent framing were present. The rot was removed and the framing sprayed with termite chemicals.
All the framing, insulation, drywall and molding were replaced on the inside. Now it was time to repair the cause of the damage. The windows that were installed on the framed wall were meant for brick openings. This means it does not have the flange system around the window to seal it properly. I sealed the wall with window tape and created a flange system with 6” galvanized metal flashing around it. I installed a new Hardie Board and Batten design on the exterior. The sill was chamfered to allow water to pitch away from the bottom of the window unlike the other design that was previously installed. Everything has been sealed, caulked and repainted. The dining area can now be enjoyed as you look outside and decide to go for a swim in your heated pool; it is winter in Texas.
